$8000 Tax Credit – First Time Buyers

28Sep/100

It Pays to Buy a House

Buying your first home is an exciting adventure.  There is the house hunting process, making an offer, and doing all the paperwork for closing. It is all part of the process of the wonderful thing that many people know as home ownership.  Owning a home goes way beyond house hunting and document signing.  It is the biggest investment that you will make and one that will pay you back year after year.

Our homes pay us back in a number of ways.  For the lucky ones who signed a contract before April 30 2010, they will be receiving a substantial tax credit of $8000 for eligible first time home buyers.  This will go a long way in helping offset the initial expense of first buying a home.

For the rest of us, we do get a substantial tax break on all the interest we pay on our homes.  The tax reduction can be beneficial especially if you have to pay personal mortgage insurance.  This can be deducted off your taxes as well.

The biggest way that our homes pay us is in the appreciation.  As long as your home is well taken care of and updated, it will appreciate in value.  Right now, homes are at a very low price. For many this will mean that they can snag a beautiful house at a great savings.  When it is time to sell that home however, the market will have potentially turned around and there will be a great increase in price that goes directly into your pocket book.

Buying a home is a wonderful thing, and for many reasons a sound financial investment.  But be sure to closely examine your financial situation and what kind of home you can afford before you decide to buy.

Exploring Tax Credits for New Home Buyers

We hear on the news that there has never been a better time to buy a home.  If this is your first home, this is even more the case now than ever.  The interest rates are at the lowest point that they have been in a long time and that can save you thousands over the life of your loan.  But first time homebuyers have huge tax credits that make owning a home even more appealing.

Buying your home is a scary thing, but for many it is financially beneficial if you have a steady income and good credit. Not only will you get a low interest rate, but the government is offering up a tax credit of eight thousand dollars to eligible first time home buyers until the end of September 2010.  This will allow you to receive a substantial sum off of your taxes come January 2011.

Of course this comes with all sorts of restrictions.  The income limits of this tax credit are up to $150,000 for joint filers.  You also need to be over the age of 18 and haven’t owned a home in 3 years to qualify.  Additionally, your home must cost under $800,000 to qualify.

For those who have purchased a home before, the credit is a little less exciting.  The tax credit on a home purchase for existing owners is only $6500.  This is still a nice amount to get back on your taxes at the end of the year, but not as high as the new home buyer amount.

For anyone who wishes to use the home buyer tax credit, you should talk with your accountant about your particular situation before you buy. This will give you the assurance that you qualify or any specifics that you need to be aware of before you sign all your contracts.

Be Prepared Before Tax Season Arrives

When getting ready for tax season, it is important to follow a few basic steps to keep things running smoothly. You really don’t want to get to April 15th without taking the necessary steps in order to file your taxes. You will simply not have enough time and stamina to get everything together at the last minute. There are many things you can do prior to tax season to get the ball rolling so to speak. Remember that no amount of preparation is wasted, and that following this advice will save you time in the long run.

The following is probably the most important advice you can be given concerning taxes. Always keep your pay stubs. The amount of money shown on your W-2 may be very off and there could be a problem with the records. The quickest way to getting audited is reporting a number that is different from your employer. It is almost an instantaneous audit and that can tie your money up in the government for months at a time. Also if you drive to work you should be keeping track of your receipts. You can do a lot of deductions.

Deductions are the 2nd most important thing you can keep around in order to maximize your return. If you purchase a new computer and you use that for work, be sure that you save the receipt. The day and place of purchase can be asked for on your taxes and you want to have all your affairs in order in case it is needed for something later.

These two tax tips will get you started on the road of maximizing your return.

Freelancers Can Save on Taxes with These Tips

Working as a freelance writer seems like a great job, until tax season rolls around. All of a sudden you realize that all of that income you made during the course of the year wasn’t taxed and you’re going to have to make up the difference now. There are some tips that should reduce the amount of income tax you owe the government.

The first thing you want to do is make sure that you keep careful track of all the money you made from freelancing over the course of the year. Don’t lose this information or assume you won’t have to claim the money. You need to assume your employer claimed the money they paid you on your taxes which means the government could run a cross check and realize you’re not claiming your entire income.

If you’re like the average freelance writer, you probably have at least one invoice that never got paid. Don’t ignore this when you’re filling out your taxes. Technically you never received this income so you don’t have to claim it, however, if your client pays you later, after you’ve filed your taxes, you’re going to have to have your accountant help you file an adjustment.

You and your accountant need to sit down and figure out what you’re self-employed income tax is going to be. Once you’ve come up with the figure, you should start making these payments to the government. By making the payments early, you won’t have to worry about owing a huge amount of money on April 15th.

Don’t forget that you can deduct things like research material, office supplies, office furniture, your computer (just be ready to prove you use it for work), and your internet. These deductions really add up. Keep in mind that you will only be able to claim your computer and office furniture for a set amount of years.

How To Find the Right Realtor

There are many places to look for a realtor to help you with the process of selling your home. Check out real estate MLS listings to find out which Dane County homes for sale are offering open houses near your home. Not only will you be able to check out other Madison houses for sale, but you may also come across one of the best realtors southern Wisconsin has to offer.

There are many Dane County realtors to choose from, so you will want to make sure the person you choose will work hard for you when you ask them to sell your home. The factors that determine how well a real estate agent is working for you can vary depending on what is important to you. For some, the most important aspect is the agent’s past record of how fast their other house was on the market before closing.

If quickness is that important to you, be sure to ask the agent what their history of quick sales may be. Your location or asking price may help to determine how fast your home will sell. Remember also to ask if your home will be listed with a real estate MLS.

The real estate MLS will help to get your house listing in front of more buyers agents and could help decrease the time you will wait for an offer. If time is not an issue for you, you may be part of the group of sellers that want to sell your home from a buyer with an offer as close to your asking price as possible. An agent that knows how to sell your home and convince a buyer it is worth the asking price will be someone you will want working for you.

Then there are those sellers, you may be one of them who just want an agent that will help them through the process of selling their home. In this case you want to find a realtor that you can have a great relationship with and who will be completely honest with you and hold your hand a bit throughout the selling process.

If you are not sure where to start your hunt for an agent, check online. Just type in Madison real estate for sale and then do a search for agents. You may have to talk with a few to find one that fits your needs the best.

Do You Still Think Nothing Is Free?

We all recall the line “Yes Virginia, there is a Santa Claus.” Perhaps the updated version of the old line ought to be “Yes Virginia, there is free bingo on the web.” It would not be a stretch of the truth either; free bingo no deposit is available on new bingo sites as well as many of the older online bingo websites.

When no deposit bingo was first introduced the online gaming industry thought it would never last. Here we are years later and no deposit bingo is a huge success and the vast majority of bingo sites offer no deposit bingo as an enticement to build their player base.

Gossip Bingo is a fantastic site featuring no deposit play. Players register to immediately receive a £5 no deposit bonus. A savvy/lucky player may never need to make a deposit to play at this site; after all, it is always preferable to play on house money rather than your own. In the event the player is unable to parlay the £5 into a fortune, Gossip features an incredibly generous 250% first time bonus (up to £100).

In lieu of registration bonuses, websites such as Posh Bingo and Foxy Bingo treat players to nice first time deposit bonuses. For instance, Posh players are thrilled with a 200% first deposit bonus (up to £200); Foxy players are tickled to receive a 200% first deposit bonus (up to £150).

First time deposits are a wonderful incentive for players but these deposits should not be the only criteria players use to select bingo sites to play. Players should read online bingo reviews about the various sites they are interested in, check for re-load bonuses and assure themselves that the sites are safe and secure before playing unfamiliar bingo websites. Rule: do not play a site simply because it is free; research the site and make sure it will not cost you in the long run.

Normally free bingo games have smaller awards than pay and play games. Previously free games awarded prizes, not cash. Players will be glad to hear that lately numerous free games are awarding some sizeable cash jackpots. Tip: bingo review sites make it easy to find sites that feature cash jackpots for free games.

Free bingo is readily available on the web; it is easy to find and extremely fun to play.

With a Baby On the Way, We Couldn’t Afford Not To Buy Our EV

My husband just walked in the door carrying a newspaper in his hand.  He plopped down at the table, grabbed his cup of coffee that he had left an hour earlier, and then went on to read his paper.  I asked him what particular interest he had in the paper today, as he never reads the paper.  He said that he was reading up on the latest electric vehicle news because he recently had been thinking of changing our Ford Taurus into an electric car.  He knew there was going to be a huge article out about it today in the paper, so he grabbed one while he was out doing his morning jog.

I told him that I didn’t know that such a thing could be accomplished.  I knew that you could buy electric vehicles, but not change our existing car into an electric one.  He said that all we need to do is buy an electric car conversion kit and give him a little time, and he could do it.  He told me of all the benefits of having an electric car, such as saving money and helping the environment. It sounded like a fine idea to me, so I told him to pursue it.

I wondered too now what the newspaper had to say about it.  I told my husband that I wanted to read about it too.  So there we sat at our kitchen table, reading about the latest and greatest electric vehicles.  It listed information on all sorts of EV's, such as electric scooters, electric bikes, electric cars, electric buses, hybrid cars, electric mopeds and hybrid buses.

I found out that they indeed are nice on the wallet, great for the environment and excellent on gas mileage.  Apparently they are more popular than I had originally thought.  For example, many different countries are using hybrid buses in their cities today.  Many people everywhere drive electric vehicles like the Nissan Leaf and the Chevy Volt.  I am so happy we will finally be joining a group of people who are catching on to this money-saving way of transportation.

As we sat there reading, I couldn’t help but think of all of the money we would be saving.  With a baby on the way, and a recent cut back with my hours at work, this made me happy to think about.  My husband works very hard for our family, and even works a lot of overtime every week, but it won’t be enough for me to quit my job and stay home with the baby.  The new prospect of saving on gas money and having a Mitsubishi i-miev definitely lets me at least entertain the idea of staying home.

My husband then put down the paper, and told me he was getting online to do some more research about where to find his conversion kit.  He wanted to get started on it right away.  I am proud of him and his decision.  He has always been such a great manager of our money, and today, he is being true to himself.

$8,000 Tax Credit Extension

The $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers have expired. However, service members who were on official extended duty outside of the United States for at least 90 days between Jan.1, 2009 and May 1, 2010, may qualify for a one-year extension.

For home purchases where a binding sales contract was signed by April 30, 2010, otherwise qualified buyers now have until September 30, 2010 to complete the purchase. Congress has extended the closing date to provide buyers who had binding sales contracts in place by April 30, 2010, additional time to complete their purchases.

Although the home buyer tax credits have expired, the National Association of Home Builders will continue to maintain this website as a public service.

Lake Living Lingo Explained

So you just bought your first lake home. The joys of summertime fun, skiing, tubing, fishing and just sunbathing are stuff that dreams are made of.  The papers are signed and the keys turned over and the excitement is palatable.  Now the question is how does it all work?

For the new lake home owner, all the equipment and accessories can be difficult to decipher at first.  Certainly the wetland walkways and boardwalks are self explanatory.  The custom docks and piers can pretty much be understood easily as well.  There may be some features of your lake dock that you need to have explained, but the most complicated thing to understand will be your track system.

A marine boat rail system is another name for a track system.  This is, in essence, the system that is going to move your boat from the water and up to your boat house or other storage outbuilding.   You may even have tracks poured into the floor of the boat house for even easier use.  The track system is a series of galvanized steel tracks that are attached together in order to safely and easily bring your boat in at the end of the season.  The track system will have a large motor that can make this process simple and painless for the homeowner.  You can even add on extras such as a remote control or lifetime warranty to make the deal even sweeter.  You will need to look through any paperwork that came with your new home in order to fully understand how the pier system operates for your particular model.

If you are unable to find the information or the user’s manual you should be able to contact the company that installed the marine track system.  It would also be more than likely the same company that put in the pier system or raised boardwalk on your property as well.  If you find the company that put in the system, they will then be able to instruct you how to use your new system safely and correctly. You will also be able to then find out about any maintenance that needs to be completed or any warranties that are transferred with the ownership.  You also will know who to call when and if things go wrong.

Just like your elevated walkways and lake dock, the marine boat system will soon become a necessity for any lake home owner.  Your time at the lake should be full of rest and relaxation, not stress and maintenance chores.  By utilizing products that make things easier and quicker you will be back to enjoying your favorite summer fun times or slow walks on the outdoor walkways sooner than you think.

Understanding Home Buyer’s Fees

There are a lot of new things to learn when you first start contemplating home ownership. Not only are there lots of new terms, room descriptions, but all sorts of legalese to learn.  It is an expensive venture and not one to be taken lightly. It is important to learn all that you can before embarking on the process.

Home buyer fees are one of the many confusing things about home ownership.  There are all sorts of somewhat hidden financial costs when it comes to buying a home and taxes are one of them.

Property taxes are a big one.  For most these can be a substantial part of your mortgage costs if you escrow.  Taxes are something that are adjustable each year and can cause your mortgage rate to vary each year slightly.  This is something that you also can make sure to deduct from your taxes at the end of the year as well.

PMI or personal mortgage insurance is something that some mortgage companies require.  It depends on the company and the credit worthiness of some buyers.  It is an additional fee that is tacked onto your mortgage costs each month to ensure that you don’t default on your loan.  This is highly common on low down payment mortgages or those with shaky credit scores.
Insurance is something that you need to investigate before you buy as well.  This can add an additional amount onto your mortgage each month and it is important to shop around to get the best rate and the best service.  Just like with auto insurance, the rates can vary widely, so by taking the time to investigate all your options, you could save a significant amount later.

Why You Should Buy in 2011

Owning your own home is one of the best things you can do for your financial future.  Your home becomes your greatest asset.  Property is something that will only appreciate in value as long as you take care of your investment well.  Unfortunately, all the government tax credit incentives are gone if purchasing your home after September 2011.

Purchasing is still a great choice though. For starters, the interest rates are very low. This can save you thousands of dollars that you would be wasting on interest each month.  The low interest rates are to stimulate the economy and what better way to do so than to purchase a home?

Stability also plays a part in owning a home.  No longer do you have to worry about what is going to happen when your lease is up.  Ownership is something that never goes away and your home will continue to make money for you each year if it is well taken care of.

Owning a home can also play a part in employment.  In this tough job market, employers are checking everything about a potential employee, including their credit.  Owning a home can have a huge positive impact on your credit score assuming that you pay your mortgage on time.  This can give you a bit of an edge over the competition that is not so financially stable.  It also shows a sense of reliability and maturity rather than living out of an apartment.

Buying a home is a big decision, but it is one in which all factors should be weighed equally.  By taking the positives as well as the potential negatives into consideration, you will be sure to make the best choice for you and your family.

Should You Rent a Home or Should You Buy?

Renting vs. buying a home has been argued for ages.  For many people, the decision is clear.  For one reason or another, there is no question if they should remain in an apartment or own a home.  This can be due to financial obligations, maturity, health or any number of things.  But for many the decision is less clear and all the options need to be weighed carefully before embarking on a house hunting journey.

Are you financially secure? In order to buy a home, you will need a down payment and the ability not only to pay your mortgage but also to deal with all the issues that come up as a part of home ownership.  No longer can you call your landlord if the sink backs up. You will either have to fix the problem yourself or hire a plumber to do it.  These unexpected home repair or home maintance projects can take a toll on the budget of one who isn’t prepared.

Is your credit in good standing?  The interest rates are at one of the lowest points they have been and that can mean big savings for those whose credit is good.  The lower the interest rate, the lower the payment and the less money you are throwing away each month.  By making sure your credit is good, you not only will get approved to purchase a home, you will get the lowest rate possible.

Are you tired of wasting your money?  For many home ownership is a great investment tool.  Renting is essentially throwing your money out the window each and every month.  Owning a home can be the biggest investment that you have ever made and one with the greatest return potential.
